When does it become necessary to contact a real estate lawyer?

Well it depends on the facts of each transaction, but as a rule of thumb, is usually advisable to have a Real Estate lawyer involved early on in the transaction—if not, before you start. Real estate agents are great for handling the practical parts of the transaction, research and marketing (for sellers) —many times much better than attorneys. However, real estate agents and non-lawyer brokers are not and should never act in the capacity of one’s attorney or CPA, e.g., giving out legal, financial or tax advice.
